LoanPage reserves the right to edit, delete, and reject rates as well as lender profiles at its own discretion. In addition, LoanPage reserves the right to bar any person, mortgage, or entity from posting rates or listings at its own desecration and without cause. Individual mortgage companies assume all liability for any error in individual rate posting on this web site. It is the responsibility of the individual company to report and to correct such an error. LoanPage reserves the right to remove any lender listed from this site at our own discretion. Complaint's made by customers will be treated with special aggressiveness. Listed points must include all points and fees not covered and explained anywhere else in the listing...specifically points include origination fees, discount points. Points by any other name are still points.We do not endorse, recommend or research the backgrounds of any of the lenders listing in our directory. The rates of all quoted loans must match exactly the lock periods we provide. Please contact us if you need additional lock periods. Rates listed must be for new purchases as opposed to special, limited one-time refinance rates. APR calculations and all other calculations must be based on a loan amount of $100,000. The rates of all loans you quote must match exactly the qualification parameters you provide. You are free to provide what ever qualification parameters you need. Any lender engaging in defrauding, posting intentially misleading rates, or engaged in other "bait-and-switch" tactics will be promptly banned from listing rates on this site until the issue is resolved. Repeat offenders will be permanently removed. Obviously different loan sizes with result in different rates and costs. We offer a variety of different categories for many different types of loans including commerical, VA, and FHA loans. However, absent additional categories in the future, lenders are required to list rates and costs based on a $100,000 loan for conforming loans and a $250,000 loan for jumbo loans. If you need additional categories, please contact us. 1yr ARM's are fixed for the initial period and only change once per year. 6mo ARM's are fixed for the initial period and change twice per year. 5/1, 7/1 and 10/1 ARMs are fixed for the initial period, become 1yr ARM's thereafter (1 month and 6 months are not allowed). All of these programs amortize over the full 30 year period. All lenders listing rates must be Equal Housing Lenders and endorse fair lending and housing practices.
